Belsize Construction — Home maintenance & heating, North London

Established in 2008, Belsize Construction is a small London firm that looks after a limited number of private houses. Our work ranges from everyday upkeep and repairs, to bespoke bathrooms and wet rooms, to heating systems engineered for the house.

Most of what we do is not visible in photographs: it is the quiet upkeep that keeps a good house good. The rest of it is below.

We work across North London — Crouch End, Highgate, Hampstead, and the streets between.

Heating, taken seriously

A heating system is designed, not bought. Before anything is ordered we establish what the house actually needs: heat loss room by room, flow temperatures the boiler can condense at, radiators sized for warmth at those temperatures, and controls that suit the way the house is lived in.

The result is a system that is quieter, cheaper to run, and honest about its limits — engineered for the house rather than swapped like-for-like. Gas work is carried out under our Gas Safe registration.

For buyers

A surveyor will tell you whether a house is sound. We tell you what it will be like to own — the true state of the heating, plumbing and electrics, what the works would honestly involve, and what they are likely to cost. Use it to negotiate the price, or simply to buy with your eyes open.

For owners

Whether you have lived in the house for a year or for thirty, most renovations stall at the same point: you know what you want, but not where to start. We give you the starting point — what to do, in what order, what it should cost, and what to ask of whoever you appoint. The advice is yours to keep, whichever contractor carries out the works.
